Office Overview
The L.A.-North industrial market witnessed vacancy rates edge higher
during the first quarter, moving from 2.2% to 2.4%. Average rents
increased 6.9%, year over year, reaching a new, five-year high of
$0.77nnn. Gross absorption finished the first quarter with just under 1.4
million square feet of activity, while net absorption finished in negative
territory, losing 219,000 square feet of occupied space.
The L.A.-North office market witnessed vacancy rates rise during the first
quarter, moving from 7.5% to 7.9%. Average rents climbed 12.0%, year over
year, reaching a new five-year high of $2.62 FSG. Gross absorption
increased during the quarter, posting more than 1.0 million square feet of
activity, while net absorption posted a loss of approximately 170,000
square feet of occupied space.
Manufacturing is fourth largest and important because of its large size
and key role in the Valley’s past and future. Other major industries
include Life Sciences, Technology, Professional Services, Food Processing,
Transportation & Logistics.
